Glenmore's key lifestyle draws:

- Kelowna Golf & Country Club — an 18-hole parkland course established in 1920.
- Knox Mountain Park — 502 hectares of trails, viewpoints, and natural landscape. Kelowna's largest park.
- Glenmore Landing shopping hub — IGA, banking, restaurants, and services at Harvey Ave and Glenmore Road.
- Downtown Kelowna is a 10–15 minute drive.
The housing mix in Glenmore is varied — character homes, condos, townhomes, and mobile home parks all exist within the sub-area. This creates a wide range of entry points, from Kelowna's most affordable ownership (mobile homes) through to established family homes and some executive-level properties.
North Glenmore
North Glenmore is where Kelowna is growing. The sub-area stretches from the edge of the established neighbourhood north through active orchards and farmland all the way to master-planned communities and undeveloped land. The difference in character between the two sub-areas is real and noticeable.
North Glenmore's key draws:
- Wilden — BC's largest master-planned community. 1,800+ homes built across custom estates, semi-detached ranchers, and townhomes. Phase 3 will add approximately 1,000 more homes across 578 acres.
- UBCO and YLW — both 10–15 minutes via John Hindle Drive (opened 2018). Consistent rental demand from students and faculty.
- Parkinson Recreation Centre — $251M rebuild underway, targeted to open in 2027. Will include twin ice, aquatics, fitness, and community spaces.
- Growth fundamentals — the North Glenmore Sector Study identifies 4,000 acres for future development, population could double to 35,000+.
- Burtch Road Extension — a new Highway 97 connection expected by 2027, improving access to the highway network.
The housing stock here leans toward newer builds — newer single-family homes, townhomes, and semi-detached properties within master-planned communities. Prices for newer product are generally higher per square foot than older Glenmore product, but you're getting a newer build with modern construction standards.

Does It Affect Price?
Yes, in different ways for different property types. Established character homes in Glenmore can command a premium based on lot size, heritage appeal, and proximity to downtown and the golf clubs. Newer builds in North Glenmore are priced at new-construction rates but depreciate less than older product. Wilden's presale and new-build market operates on its own premium relative to older resale in either sub-area.
For investors: both sub-areas work, but for different reasons. Glenmore provides more diversified property types and established rental demand. North Glenmore provides UBCO proximity and newer product that rents to a different tenant profile.
